By Arthur Olson

For most people, the sale or purchase of a home is one of the biggest financial transactions. It is for this reason that it will be important to ensure the investment is protected and done in the best way possible. From the time the decision to invest is made until you get to be the legal owner, there are a number of decisions that should be made which have legal consequences. For those that reside in Williamson county real estate attorney services will be key.

There are a number of responsibilities of attorneys. One of the things they help with is working on the real estate contract. It is a vital document that has all purchase terms. They include price of the purchase, the way the payments will be made and if applicable, conditions of purchase. Clients are supposed to go through contracts very carefully before they sign them. If there are unclear phrases, attorneys will help with interpretation.

In case you will be getting a loan, the lender will need your attorney to examine county records of lands before closing. If you will not be taking a loan, it will still be important that the lawyer examines the same records to ensure you are dealing with the same property and that it is clear of such things as judgements, claims of others or outstanding deeds. It should not also have unpaid taxes. The lawyer then reports to you, the lenders and if applicable, the title insurance firm.

Prior to closing, there will be completion of the survey, sending of instructions to the attorney and inspection to see if there are any pests. This happens before issuance of hazard insurance policy. At that point, there will be incomplete items and arrangements have to be made to have them finalized. The lawyer is required to prepare all relevant documents and schedule closure.

Attorneys will confirm the status of your financing and then file all necessary paperwork so that transactions are facilitated. Standard real estate contracts have specification of the time period in which financing must be secured. If in any case you are not able to secure financing before the time that is mandated, you can have the contract terminated and you will be given back your deposit. The other option is to ask for time extension from the seller.

The attorneys work with all involved parties to confirm status of the financing. If by any chance you decide to handle the case individually and are not successful in requesting for the extension, the seller could terminate the contract. They may also not give back the deposit. This is a situation that is prevented by using an attorney.

When you are selecting a suitable attorney for your work, you need to ask for a meeting with them before the case starts. This is a good opportunity to engage them appropriately. They need to disclose how long they have been in service and whether they have done transactions that are similar to yours. It is advisable that they give references of their previous jobs.

Online reviews can also be of help. These are usually given by previous clients. Reviews can be tricky and thus you need to know how genuine they are.
